Okay, so a home seller in Northeast Los Angeles should know what about their real estate?

I emphasize that a home owner preparing to sell rectify and repair things that are noticed in any serious inspection. It just means that today’s buyers are savvy about maintenance issues.

The current research shows that buyers have become very savvy when previewing a home for sale and checking things that sellers may deem irrelevant.  I see now see buyers checking water pressure, electrical outlets and window movement just to name a few.

Also, home sellers must realize when a potential buyer sees one first defect, then the search for more is energized. So those loose screws and torn window screens and towel bars that are hanging on by a thread need to be handled.

Kitchens and bathrooms are always primary selling features for a house in every price range. I always detail if a minor remodel in these two areas would bring back a substantial return in the overall picture for an awesome house sale.

Finally, I suggest that the home seller look at the home as a buyer would, realistically. Having items that need fixing, fixed, just supports the listing price and brings forth a better type of home buyer.

Curb AppealHi, today I thought about the phrase “House for Sale” and its relationship to curb appeal. A home seller is quick to list a few items that need to be improved for that ‘nice to look at’ picture. I make it a point for the seller of the house to be aware of many simple features that can have a wonderful impact to a buyer.

I like to walk across the street with the home owner and say, “Does this select real estate capture your eye?” Undoubtedly the house will need certain touches to boost the pizazz of that ‘first look’ to the prospective home buyer. I try to obtain the most pluck for the buck to obtain the benefits of all critical features.

Points to consider would have been listed in the initial market analysis of the house. The walk across the street along with the look is how I revitalize the initial comments.

1. Clean Up

Clean up – The entryway should be swept and uncluttered. The trash cans put in a simple practical spot that is clean. The door, window sills and any patio furniture should not have any dust and windows should sparkle.

2. House Numbers

House Numbers – I recommend that this be a statement of the house with numbers that are tile, wood, or brass so it goes along the flow that the house portrays.

3. Mailbox

Mailbox – I see this as a simple and easy way to add charm to the home. Northeast Los Angeles has many types of homes. The mailbox should follow the same theme as the house numbers. Those plastic plain inexpensive flimsy units should always be replaced adding a touch of home warmth to the picture.

4. Front Door

Front Door – I feel this to be an integral part of the initial feel of the house for sale. The door should be repainted or stained if necessary and be equipped with nice hardware. The front door is the gateway to entering a place of peace, family, comfort and countless other feelings that a house bestows on the buyer.

It is  always a benefit to my clients to look at the process using two hats, one as house buyer and one as house seller. The simple touches mentioned here are not costly and bring an uplifted value to the house. Northeast Los Angeles with its large quantity of houses built in the early 1900′s make curb appeal incredible in regards to value.
