Home Buyers In Northeast Los Angeles Become Creative
Home buyers in the ultimate communities of Silver Lake, Eagle Rock, Highland Park, Glassell Park, Mt. Washington and Atwater Village get creative when settling in. As a local resident Realtor, it is a great feeling to see the new home buyer arrange the home to fit their lifestyle. Clients are always advised to picture the home as they would like to have it and then feel the vision.
A home buyer settling into a new home can find it to be a stressful process yet this is when the fun gets started. It is a process that requires much thought and offers the perfect opportunity for the new owner to claim specific space. The personalization is accomplished by using objects, furniture and unique themes that are important as well as meaningful.
Real estate circles will often have commentary that the new owner needs to be true to themselves. The home will tell a story about the new owners, so it should be laden with objects that are enjoyed and unique to the particular lifestyle.
The home buyer should decorate for themselves and not for the satisfaction of others. The latest trends should be practical and a good evaluation done regarding the ‘fit’. It is also part of my Realtor program to advise the buyer to think of what the vision of the completed decoration will bring in the future. Value of the property in the years to come needs to be factored into the overall design of what is being done.
A new owner should also focus on what’s comfortable and functional for family and visitors. The areas of walls, floor and ceiling have a remarkable impact on ones stylish vision in the design implementation. The return on investment when doing minor or major change is best in kitchen and bathroom upgrades.
All clients benefit from references to service providers and architectural style as part of my standard services. It is a fantastic reward in seeing a clients vision come to life in a new home.
Act now and ask for the details on how my full service process assist both the home buyer and the home seller. Exceeding my clients expectations is always part of my program. Great things happen when Raphael is involved.
Information is confidential and trust with honesty always given.
Northeast Los Angeles Home Residents Have the 110 Frwy Being Improved Bringing Out the Cool Historical Value
Now the Pasadena 110 Frwy is in the process to claim its place in the prominent historical section of Northeast Los Angeles. It will be now known as the Official Arroyo Seco Parkway To Honor it as the oldest Frwy in Los Angeles.
1953 saw the frwy reign as the way to commute from Pasadena to downtown Los Angeles going across a good part of Highland Park and South Pasadena.
One discovers the tight curves, narrow lanes and challenging short on- and off ramps. Residents of Highland Park, Mt. Washington, South Pasadena and Lincoln Heights all benefit from this trusted old frwy built in the late 1940′s. The original Arroyo Seco Parkway was built for a capacity of about 27k vehicles. These days, its six lanes move a crucial amount of about 122k Autos. The home owners and the area real estate will obtain a fantastic and unique blend of history and safety in this thrilling update.
The new medians, barriers and lighting are designed to boost safety and enhance the scenic feel of the road in an historical manner, said Judy Gish, spokeswoman for Caltrans. Decorative concrete center dividers and rock-like side walls topped by fencing will replace metal guardrails for producing a remarkable period look of the initial days when first completed.
In 1999, the American Society of Civil Engineers named the initial segment of the 110 Frwy a national engineering landmark. New signage is being introduced with remarkable themes to energize the period in time of this exclusive Frwy now to be Arroyo Seco Parkway.
The signs will cost about $650,000 and take three months to install; the other improvements will cost $17 million and should be finished by next spring, per the current plans of Cal Trans on this outstanding project. Those who travel on the freeway-turned parkway say they welcome the new walls and lighting. as a modern day approach to the old cosmetic look.
Some home owners feel that it should be left alone but they fail to see the value and look that it will bring to the areas commuters. Residents driving the Arryo Seco Parkway will have some nostalgia to enjoy and enhanced safety that was perfect for drivers not accustomed to the turns and ramps.
Highland Park has the largest portion with So. Pasadena next in length. The upgrade will enhance and energize the real estate market in these two communities. The daily commuter will now suddenly have a little culture thrown on the road for a notable driving experience going through Northesat Los Angeles.
Real Estate is moving well in the Highland Park, Mt. Washington, So. Pasadena, Monterey Hills, Hermon and Montecito Heights which have a low inventory list of home sales and this Frwy update will just be another awesome perk that the city is doing for these communities in this day and age.

The May 2010 median price increased 5.9 percent compared with April’s $306,230 median price. The area is seeing lower amounts of homes on the market for sale with bank-owned being very limited, short-sales in strong proportions but the majority are now showing as regular sale. Mt. Washington View Home Up For Grabs

Mount Washington home for sale
Being a Home Buyer, Mt. Washington real estate will always make you proud of owning a home in an awesome community. Northeast Los Angeles has a diversified group of communities. Mt. Washington is offers the park-like setting of any plush suburb area with the convenience including fantastic commute spot that is just incredible. I recently previewed a newer house for sale and here is my take on it as a local Realtor for your reference.
651 Andalusia, Mt. Washington/Los Angeles
#651 is a fantastic view home at the top of Mt. Washington on a quiet street. House is a 4+4 with an enormous 3758 sq. ft. of living space. The floor plan is nice and open with incredible daylight. Master suite is the upper level and has one large stylish deck. All other bedrooms are on the lower level so privacy is appreciated. The views are open and extend past many cities which allows for an awesome sight at night. The lot is small but sufficient and only vacant land around the property. One must see the big picture.
PRICE- $979k Regular Sale
So, I would give it a House For Sale, 4 star rating due to the condition, design and location. Obviously, the price is always negotiable if represented by the right local Realtor. Should you or someone you know be in the market then this home deserves a look by any qualified home buyer.
The inventory of exclusive view homes is quite limited in the entire Northeast Los Angeles area. The location of this house leaves possibly two other homes in the category, within a one mile radius, to consider.
Remember, the ‘local’ Realtor can benefit you in many ways to include what is going on in the immediate neighborhood. I respect your time and will comply with any request for a consultation in a very short time frame.

In Cypress Park And Glassell Park It's Home Depot That Rules
Well you are a home owner in Northeast Los Angeles and you want to spruce up the house. The plan is set and the project ready to go. Where do you start? The answer is Home Depot. It is the only place that has all you would need and able to support the areas of Glassell Park, Highland Park and Mt. Washington.
Have you noticed the lines at one of the many Home Depots getting longer or heard the buzzing of power tools in your neighbors garage? Being a Realtor, I see it on a regular basis.
N.E.L.A home owners have realized that the change in house values has left a much smaller equity point then anticipated years ago. Many are trying to overcome this issue by renovating and remodeling for a better fit.
I see many smaller plans like kitchen and bath conversion being done with small tune-up like changes being done. Which improvement can be the best depends on the layout of the house. Simply removing a wall to create an open kitchen-dining area has a dramatic effect to the flow.
I have seen some projects done that just do not flow and are very unique to that family. A suggestion home owners should keep in mind is to think as a buyer. The house may not be getting spruced up for a sale but just for the needs of the family. I see this as a main factor for return on the investment should simply be the path taken.
Need a person to assist on a home remodel project? A list of recommended service providers is available as an aid to all N.E.L.A home owners. Simply ask for a specific provider for it is a service that I offer. I receive no compensation other than the satisfaction of the person assisted.
Your privacy is always respected and I appreciate your trust.
House For Sale? 4 Tips for Better Curb Appeal
Hi, today I thought about the phrase “House for Sale” and its relationship to curb appeal. A home seller is quick to list a few items that need to be improved for that ‘nice to look at’ picture. I make it a point for the seller of the house to be aware of many simple features that can have a wonderful impact to a buyer.
I like to walk across the street with the home owner and say, “Does this select real estate capture your eye?” Undoubtedly the house will need certain touches to boost the pizazz of that ‘first look’ to the prospective home buyer. I try to obtain the most pluck for the buck to obtain the benefits of all critical features.
Points to consider would have been listed in the initial market analysis of the house. The walk across the street along with the look is how I revitalize the initial comments.
1. Clean Up
Clean up – The entryway should be swept and uncluttered. The trash cans put in a simple practical spot that is clean. The door, window sills and any patio furniture should not have any dust and windows should sparkle.
2. House Numbers
House Numbers – I recommend that this be a statement of the house with numbers that are tile, wood, or brass so it goes along the flow that the house portrays.
3. Mailbox
Mailbox – I see this as a simple and easy way to add charm to the home. Northeast Los Angeles has many types of homes. The mailbox should follow the same theme as the house numbers. Those plastic plain inexpensive flimsy units should always be replaced adding a touch of home warmth to the picture.
4. Front Door
Front Door – I feel this to be an integral part of the initial feel of the house for sale. The door should be repainted or stained if necessary and be equipped with nice hardware. The front door is the gateway to entering a place of peace, family, comfort and countless other feelings that a house bestows on the buyer.
It is always a benefit to my clients to look at the process using two hats, one as house buyer and one as house seller. The simple touches mentioned here are not costly and bring an uplifted value to the house. Northeast Los Angeles with its large quantity of houses built in the early 1900′s make curb appeal incredible in regards to value.
The N.E.L.A communities are all different so if you would like to know more than let’s chat. Feel free to e-mail or call me. You will receive a prompt reply and your privacy is always respected.

Frank Lloyd Wright – Designed numerous homes in the N.E.L.A area during the 1920′s. He had a certain ‘Prairie Style’ that was the basis of 20th Century residential design. The idea of design also went to his son, Lloyd Wright who was also a popular and productive L.A. architect. One will occassionally see this name mentioned in the neighborhoods of Mt. Washington, Highland Park, Echo Park, and Silver Lake when houses are described.
Charles Greene And Henry Greene – These two versatile architects worked in the creation of their vision in the Arts and Crafts style in residence, furniture and landscaping. They are known for a sizeable number of California Bungalows in the Northeast Los Angeles and Pasadena areas from 1900 to 1920′s.
R.M Schindler – A very eccentric and cerebral architect was Viennese with a highly personal vision of the international style. One will see his touch in many homes located in the Silver Lake community.
Cliff May – He was the main creator of California Ranch style houses. His particular style was based on Hispanic tradition antecedents and refined by Craftsman bungalow aesthetic. Many of his designs are published through Sunset Magazine.
John Lautner – He began in the mid 1940′s and felt that architecture was a continuous search to complement the emotional, psychological and physical needs within a home. He was known for mingling materials and engineering practices ingeniously.
I have now shown you a few of the great architects that helped form the uniqueness of Northeast Los Angeles and some surrounding areas. Mt. Washington Real Estate History

Mt. Washington Home Sales
Now you can have a little short background of Mt. Washington history, a different community in Northeast Los Angeles.
Mt. Washington was founded in 1909 as a luxurious suburb of Los Angeles. Wealthy Angelenos quickly snapped up many of its luxurious Mediterranean Revival homes with outstanding views of the Los Angeles Basin and the western San Gabriel Valley. As the mountain was far too steep for the construction of a proper road in the pre-automobile era, the new district instead was served by a small railway going up the hill, which had its lower terminus at a Pacific Electric Railroad “Red Car” stop. Mt. Washington was eventually absorbed into the city proper as Los Angeles grew.
Mt. Washington’s boundaries are roughly El Paso Drive and Avenue 50 on the northeast, the Arroyo Seco on the southeast, Isabel Street on the southwest, and Division Street on the northwest. Neighboring communities include Eagle Rock on the north, Highland Park on the northeast, Montecito Heights on the southeast, Cypress Park and Glassell Park on the southwest. The Metro Gold Line light rail line passes through the district and has a station near the Southwest Museum. The Pasadena Freeway (CA-110) runs along the district’s southeastern edge, adjacent to the Arroyo Seco.
The real estate in Mt. Washington is always desirable and opportunities are available for the qualified home buyer. Presently there are 8 homes pending in escrow with a value from $495k to $669k. A total of two dozen homes are actively for sale with a value range from $450k to $990k. The N.E.L.A community of Mount Washington shares the same zip code as Glassell Park, 90065. It’s a major reason that a home buyer needs to be represented by a local Realtor, such as Raphael, that’s aware of all the housing factors.
Raphael is a resident of the community and involved in many local organizations helping preserve this secret N.E.L.A community. A local Realtor that understand the needs and expectations of today’s home buyers allowing for a win-win transaction. Are you considering purchasing a home in this great suburban like community? Contact Raphael and spend a few minutes discussing your needs. It will be a benefit to your home search and time well spent.
