Mt. Washington Smoking 3+2 New House For Sale

filed under: Mt. Washington, North East Los Angeles Buyers News, Northeast Los Angeles Area Info posted on August 24th, 2010

Good Hands

Mt. Washington has such an abundant amount of secret little traveled streets that I see no one person knowing them all. I, Raphael, am your local ‘resident’ Realtor who drives these streets with buyers and bumps into a house or two.

A few days ago I bumped into a delightful home with a practical floor plan. The home also has potential to expand the deck quite easily.  The house is 1548 sq. ft. with views in this two story home. The house sits on a nicer part of the hill and is in the Mt. Washington Elementary School boundary bringing much to the home buyer.

I previewed the home and chatted with a fellow reliable Realtor that I know well. The house brings much light and notable views. Well, here is the number showing for the listed price $499k. The house is great where a fit is made after a good assessment with your trusted Realtor, Raphael. The house is definitely worth looking at should you or some one you know be in the market for a new home.

Address— 4342  Glenmuir Ave

An interesting factor is that the amount of inventory has recently sparked in the neighborhood from the previous month. Presently there is a total of 6 homes in the area that are 3+2. The home I am pointing out is priced in the mid range and I would recommend a viewing. This Glenmuir house is good value for the right buyer.

Need to know more then simply ask as most homes in the community sell on an average of 47 days. Mt. Washington is a small community where the residents maintain the neighborhood keeping things sought after by many. Act now and move forward as interest rates are in the 4′s. I will reply to your question in a short time for time matters.

Mt. Washington Stairway

Well breakthrough news for Mt. Washington real estate is now out for discussion. The hillside community has a limited supply of homes and is the most desired neighborhood in Northeast Los Angeles. The community has a great spirit as shown by the works of the Mt. Washington Homeowners Alliamce who strives to maintain the special value the hill offers all its residents. Houses for sale number only about 25 so the choice is not abundant as some other parts on N.E.L.A. The recent past month has shown only 6 homes sold and the same amount moving to a pending status of in escrow. The neighborhood is in demand and with inventory as low as it is the data makes it a ‘sellers’ market.

Let’s look at what is smoking in value for the best in Houses For Sale;

$619k, 3+2, 4192 Palmero, 1513 sq. ft. on a lot that is 7100 sq. ft. updated kitchen and baths with views.

$691k, 3+2, 600 West Ave. 46, 1773 sq. ft. on a lot that is 5000 sq. ft. sensational views and open floor plan.

$799k, 2+4, 620 Crane, 2705 sq. ft. on a lot that is 4210 sq. ft. has large spacious floor plan, updates, views and more.

The current price per square foot of space in the community is $302 down from $348 for the previous month. Houses for sale are remaining on the market for an average of 78 days before that ”sold’ sign is posted, providing a local Realtor is utilized. The average median price of homes is in the mid $500k range a huge drop from a few years ago.

Thinking of Mt. Washington Short-Sales that give the home buyer the edge. Well, the fact is that only a handful are on the market awaiting a qualified buyer. Need to know specifics on these few homes then act now and let me know. I am your local Realtor that resides and works specifically just the Northeast Los Angeles area. Interest rates are in the 4% vicinity and opportunity is there for the motivated and savvy home buyer. Get in touch now and don’t procastinate.

Trust

TRUST

Mt. Washington real estate has recently seen an interesting change in the houses for sale. What can it be? The answer to this question is the amount of inventory of houses for sale is shrinking. The community that is sought by many for its renowned elementary school and park like surroundings is not having much turnover.

June has only brought 4 new houses for sale;

$469k,   3+2,  4752  Frieda Dr,  1128 sq. ft. on a 5314 sq. ft. lot
$549k,   2+1,   363  Canyon Vista Dr,  1100 sq. ft on a 4950 sq. ft. lot
$594k,  3+3,   1611 Killarney Ave,   3600 sq. ft. lot
$850k,  3+2,   3744 San Rafael Ave,  1632 sq. ft. on a 13500 sq. ft. lot

These new additions are all regular sales to this fantastic community of Northeast Los Angeles. We continue to see fewer bank-owned and short-sale homes enetering the market in Mt. Washington.Home buyers need to be well informed for the range of homes start with standard to hillside to view properties. As a resident Realtor I can equate the pros and cons assisting the home buyer for each type of home. The neighborhood requires an experienced guide to navigate the values of each home for sale supportin a qualified buyer.

The price per square foot has been inching upwards and now stands at $348 for May. The specific street and immediate surroundings is an important factor for appraisal that must also be considered. Homes are also selling for near or at the listed price at this time. My only purpose is to deliver successful results and negotiations is one of my key elements.

Mt. Washington View Home Up For Grabs

filed under: Mt. Washington, North East Los Angeles Buyers News, Northeast Los Angeles Area Info posted on May 21st, 2010

View Home

Mount Washington home for sale

Being a Home Buyer, Mt. Washington real estate will always make you proud of owning a home in an awesome community. Northeast Los Angeles has a diversified group of communities. Mt. Washington is offers the park-like setting of any plush suburb area with the convenience including fantastic commute spot that is just incredible. I recently previewed a newer house for sale and here is my take on it as a local Realtor for your reference.

651 Andalusia, Mt. Washington/Los Angeles

#651 is a fantastic view home at the top of Mt. Washington on a quiet street. House is a 4+4 with an enormous 3758 sq. ft. of living space. The floor plan is nice and open with incredible daylight. Master suite is the upper level and has one large stylish deck. All other bedrooms are on the lower level so privacy is appreciated. The views are open and extend past many cities which allows for an awesome sight at night. The lot is small but sufficient and only vacant land around the property. One must see the big picture.

PRICE- $979k   Regular Sale

So, I would give it a House For Sale, 4 star rating due to the condition, design and location. Obviously, the price is always negotiable if represented by the right local Realtor. Should you or someone you know be in the market then this home deserves a look by any qualified home buyer.

The inventory of exclusive view homes is quite limited in the entire Northeast Los Angeles area. The location of this house leaves possibly two other homes in the category, within a one mile radius, to consider.

Remember, the ‘local’ Realtor can benefit you in many ways to include what is going on in the immediate neighborhood. I respect your time and will comply with any request for a consultation in a very short time frame.

Your privacy is always respected. Act now for a quick consultation…

Mt. Washington Commute Is Favorable Real Estate To Own

filed under: Mt. Washington, Northeast Los Angeles Area Info posted on May 7th, 2010

Old Mt. Washington

Mt. Washington

When the real estate in Mt. Washington was being developed the time frame was 1910′s. As your ‘local’ Realtor, I drive up and down the hill daily and wonder what the early days were like to commute.

The main and best way up and down the hill was by cable car. The cars would run persons to the Mt. Washington Hotel that resided on top. The cable cars were each named after by principal creators of Mount Washington.

One car was named Florence, the daughter of Robert Marsh, Mount Washington real estate developer. The other was Virginia, the daughter of Arthur Perry, financier for the real estate development and cable car system.

The railway operated over a distance of 2,900 feet, pulled by a cable under

Cable Ride

Cable Ride

wood planking and was created to increase land sales for the Mt. Washington Development Company. Today the street is Canyon Vista for the most part with homes in the $600k range.

Mt. Washington is a great area for the commuter needing to travel downtown of the studios. It is a great place to just go and walk the neighborhood or hike the many trails.

With only 3 bank-owned properties for sale and 6 short-sales there are not many bargains in real estate. Homes are being properly priced in the community but due diligence must be done in all areas of inspection.

I as a local Realtor and resident know the market and am quick to respond to a clients needs. I understand all processes of real estate and am certified for REO and short-sales. My only purpose is to deliver you successful results. Let’s chat as all info is confidential.

Last comment is, who was Mt. Washington named after???

George, no but after Colonel Henry Washington, who surveyed the Los Angeles region for the United States in 1855. Great question for Jeopardy…
