The area of Northeast Los Angeles is extremely desirable to all developers primarily due to its location. The communities keep an awesome watch via the neighborhood councils on all projects proposed for ading residential properties by any developer. Not long ago a developer who wanted to do a variety of large homes in Moon Canyon lost the battle with the Mt. Washington residents. Northeast Los Angeles Home Residents Have the 110 Frwy Being Improved Bringing Out the Cool Historical Value

 Now the Pasadena 110 Frwy is in the process to claim its place in the prominent historical section of Northeast Los Angeles. It will be now known as the Official Arroyo Seco Parkway To Honor it as the oldest Frwy in Los Angeles.

1953 saw the frwy reign as the way to commute from Pasadena to downtown Los Angeles going across a good part of Highland Park and South Pasadena.

One discovers the tight curves, narrow lanes and challenging short on- and off ramps. Residents of Highland Park, Mt. Washington, South Pasadena and Lincoln Heights all benefit from this trusted old frwy built in the late 1940′s. The original Arroyo Seco Parkway was built for a capacity of about 27k vehicles. These days, its six lanes move a crucial amount of about 122k  Autos. Highland Park Hot Properties Shrinking

Who else wants to be a home owner in Highland Park? The community is well sought after by many due to the Character Homes and Charm that was the norm in the early to mid 1900′s. Home buyers coming to Highland Park seek that older detail brought about in these period homes. Northeast Los Angeles has a wide spread of neighborhoods but here is one of the oldest offering that special pizazz.

One recent home placed on the market is Bank-Owned priced for a quick sale if negotiated right. The home is a 2+1 with 900 sq. ft. of living space on a lot that’s 7k sq. ft. north of York Blvd. The house was built in 1906 and sits on Ave. 57 waiting for its new owner. Priced well at $228k it is a valued opportunity for the right buyer. Interested in more detail, then jump off the fence and take a look. I can easily arrange to show the home at a convenient time.

So now you wonder about Short-Sale and what is new in this category. As a ‘local’ resident Realtor I can say there is one good value listed in the past 10 days. Here is a 3+1, 1262 sq. ft. of living space on a nice sized lot of 5k sq. ft. built in 1938. The home is listed for $350k and sits on Baltimore north of El Paso and south of York Blvd. ready for some TLC. The house is on a nice residential view street on the west side of Highland Park. A good inspection will advise the buyer of what it would take to add that ‘special’ charm and obtain a good value in this investment. I am available to negotiate and deliver successful results.

The communities of Northeast Los Angeles are seeing less in the areas of available inventory of houses for sale. The bank-owned homes a very limited and the good ones sell quickly. The short-sales are a little more available but still very limited compared to a year ago. Highland Park has seen a total of 140 homes sold so far this year. I believe it to be the most active area in all the communities of Northeast Los Angeles in houses sold.

The reality I see on this is the condition of the home and how many lenders are involved. The more lenders holding notes against the house the longer it takes and the more convincing is required by the listing agent to accomplish the sale with a reasonable offer. Short-sales require a Realtor that is familiar with the process and one that is Certified as I am to handle these sales.

Conclusion

One can easily see that all the press of these two types of homes for sale can be misleading. The number of short-sales and REO houses for sale are minimal in these two communities for Northeast Los Angeles. So how does this effect you the seller? This type of inventory for sale being low is less negativity in competition and in accurate appraisals. Therefore if a local Realtor is used that knows the area and the home is priced right the net will be a good sale. Now the home buyer is affected by having a minimal number of houses to view and thus decisions need to be made quickly for the best value.

Inventory of these two types are low in these popular areas of Northeast Los Angeles. I see it as a benefit to both the home seller and the home buyer in different ways.
