Northeast Los Angeles Real Estate Needs Trusted Realistic Home Sellers
The neighborhoods of Northeast Los Angeles have a large percentage of home sellers that are respectable and realistic. Numerous houses for sale are being priced right the first time and sellers are more helpful in house related details. Mt.Washington, Eagle Rock, Silver Lake, Highland Park and Glassell Park presently have a fair amount of houses for sale priced well in the $400k to $600k range. Obviously, being your local resident Realtor is knowledge of the community along with the benefits to present the best in a marketing sales plan.
Pricing Your Home Is Critical; Consider comparables. Review current data presented to you to include local numbers in the past 90 days of movement. What have other homes in your neighborhood sold for recently needs to be looked at accounting for pros and cons. How do they compare to yours in terms of size, upkeep, and amenities is all part of the equation.
All my clients are also presented with competition in the housing market inside and outside of their immediate neighborhood. Time must also be discussed as it will mean a smooth transition if planned well. The home seller may also go for an officail appraisal just to state the current value in the sales market. A written appraisal is also a great marketing element in obtaining an acceptable offer.
Home Sellers need to be realistic and discuss the lowest price that would be accepted while being honest to themselves and the Realtor. Northeast Los Angeles is where my expertise, knowledge and experience support the seller in meeting objective set. Obtain that ‘free’ Comparative Market Analysis for a documented value to your house. Act Now, it is something every home owner should keep updated for reference. Homework is what I do best.

Northeast Los Angeles Home Residents Have the 110 Frwy Being Improved Bringing Out the Cool Historical Value
Now the Pasadena 110 Frwy is in the process to claim its place in the prominent historical section of Northeast Los Angeles. It will be now known as the Official Arroyo Seco Parkway To Honor it as the oldest Frwy in Los Angeles.
1953 saw the frwy reign as the way to commute from Pasadena to downtown Los Angeles going across a good part of Highland Park and South Pasadena.
One discovers the tight curves, narrow lanes and challenging short on- and off ramps. Residents of Highland Park, Mt. Washington, South Pasadena and Lincoln Heights all benefit from this trusted old frwy built in the late 1940′s. The original Arroyo Seco Parkway was built for a capacity of about 27k vehicles. These days, its six lanes move a crucial amount of about 122k Autos. The home owners and the area real estate will obtain a fantastic and unique blend of history and safety in this thrilling update.
The new medians, barriers and lighting are designed to boost safety and enhance the scenic feel of the road in an historical manner, said Judy Gish, spokeswoman for Caltrans. Decorative concrete center dividers and rock-like side walls topped by fencing will replace metal guardrails for producing a remarkable period look of the initial days when first completed.
In 1999, the American Society of Civil Engineers named the initial segment of the 110 Frwy a national engineering landmark. New signage is being introduced with remarkable themes to energize the period in time of this exclusive Frwy now to be Arroyo Seco Parkway.
The signs will cost about $650,000 and take three months to install; the other improvements will cost $17 million and should be finished by next spring, per the current plans of Cal Trans on this outstanding project. Those who travel on the freeway-turned parkway say they welcome the new walls and lighting. as a modern day approach to the old cosmetic look.
Some home owners feel that it should be left alone but they fail to see the value and look that it will bring to the areas commuters. Residents driving the Arryo Seco Parkway will have some nostalgia to enjoy and enhanced safety that was perfect for drivers not accustomed to the turns and ramps.
Highland Park has the largest portion with So. Pasadena next in length. The upgrade will enhance and energize the real estate market in these two communities. The daily commuter will now suddenly have a little culture thrown on the road for a notable driving experience going through Northesat Los Angeles.
Real Estate is moving well in the Highland Park, Mt. Washington, So. Pasadena, Monterey Hills, Hermon and Montecito Heights which have a low inventory list of home sales and this Frwy update will just be another awesome perk that the city is doing for these communities in this day and age.

Real Estate For Home Sellers In Mt. Washington, Highland Park, Eagle Rock, Glassell Park And More Need To Know*
The secret for Home Sellers in the present real estate market in the Highland Park, Mt. Washington, Eagle Rock, Silver Lake, Glassell Park and other Northeast Los Angeles Communities is this:
5 Tips For First-Time Sellers.
At first the task seems daunting because of today’s real estate market: You haven’t sold a home before, the market looks complex, and what worked for owners 3 or 5 years ago seems inappropriate today. Keep in mind the value of a good Realtor/e-PRO bringing you a specific detailed plan on marketing & merchandising your real estate.
What steps should you take? Here’s a baseline list to get you started. Owners have done it but remember all the legal liabilities that goes with being a home seller.
- Define Your Goal. Do you want the highest sales price — or the biggest check at closing? They’re not necessarily the same. Imagine that two homes sell for $300,000, but one owner agrees to replace the roof. The owner who sold without such costs got a bigger check at settlement. The bottom line: To have a successful sale you must have a strong negotiator in your corner that is a ‘local’ Realtor.
- Times Have Changed. Today’s real estate marketplace is radically different when compared with 5 years ago. Purchasers now use the Internet, receive seller disclosure forms, get home inspections, and are routinely represented by buyer brokers. The result is that buyers are better prepared than in the past. The ‘local’ Realtor makes the difference in many aspects in bringing value to a seller.
- Sparkle And Shine. Imagine going to a supermarket and seeing dusty fruit or aisles filled with old shelving and cans. It doesn’t happen because the grocery store knows how to present its goods. Sellers must do the same. Get rid of things you don’t want to move, organize closets and storage areas, and clean everywhere. The payoff is a higher sales price.
- Mechanics Count. Buyers expect everything to work. Home inspections are now a fact and what buyers miss home inspectors will catch. Fix things now and they won’t be an issue in the future.
- Think Broadway. When buyers see your home, it’s showtime. They want an environment where they can see themselves. Given them a show where everything is painted, arranged, and attractive, a home where the only issue is when to move in. A factor that a Realtor as an outsider is critical in giving based on trust, integrity and true service.

7. Please do not hit me.
8. Before you scold or yell at me for being lazy or uncooperative, ask yourself if something may be bothering me.
9. Take care of me as I age as I will be there for you as you age.
10. When I get old or I no longer can have good health, please do not make great efforts to keep me going. Just see to it that my life with you is taken gently and be ther with me as I embark on a new journey. In Cypress Park And Glassell Park It's Home Depot That Rules
Well you are a home owner in Northeast Los Angeles and you want to spruce up the house. The plan is set and the project ready to go. Where do you start? The answer is Home Depot. It is the only place that has all you would need and able to support the areas of Glassell Park, Highland Park and Mt. Washington.
Have you noticed the lines at one of the many Home Depots getting longer or heard the buzzing of power tools in your neighbors garage? Being a Realtor, I see it on a regular basis.
N.E.L.A home owners have realized that the change in house values has left a much smaller equity point then anticipated years ago. Many are trying to overcome this issue by renovating and remodeling for a better fit.
I see many smaller plans like kitchen and bath conversion being done with small tune-up like changes being done. Which improvement can be the best depends on the layout of the house. Simply removing a wall to create an open kitchen-dining area has a dramatic effect to the flow.
I have seen some projects done that just do not flow and are very unique to that family. A suggestion home owners should keep in mind is to think as a buyer. The house may not be getting spruced up for a sale but just for the needs of the family. I see this as a main factor for return on the investment should simply be the path taken.
Need a person to assist on a home remodel project? A list of recommended service providers is available as an aid to all N.E.L.A home owners. Simply ask for a specific provider for it is a service that I offer. I receive no compensation other than the satisfaction of the person assisted.
Your privacy is always respected and I appreciate your trust.
Eagle Rock Garage Sales Are Fun With Benefits
How can an Eagle Rock or local community garage sale be fun? Well one must look at

Garage Sale
the area and the differences regarding the type of owners and neighborhood. Garage sales give persons the opportunity to meet neighbors and find some pretty neat items that simply are not used anymore.
I have recently noticed that items can vary greatly based on the specific neighborhood that is searched. Highland Park, El Sereno, Mt. Washington, Atwater Village, Silver Lake and Eagle Rock will offer a variety of items based on the diversity of home owners. I see many antiques and period items due to the blend of Craftsman, Modern, Traditional and period homes that the communties have.
The secret to success is to go early to obtain the more desirable items or late to obtain the best pricing.
I suggest that thought and planning go into ones adventure to roam the world of garage sales in any given weekend.
- Don’t carry your purse. Keep ones and fives easily available.
- Cruise around. Check the good neighborhoods for better quality goods.
- Search in the late afternoon for the best bargains.
- Search early for a better selection of items as the good ones go fast.
- Skip cribs, car seats and bicycle helmets etc. due to possible safety issues.
- Bring only a certain amount of cash so as not to impulse buy.
- Leave a card if an item price is not agreed to for a call back.
- Keep a positive attitude and open mind.
Remarkable opportunity can be had in finding items which can be revitalized with small effort and a simple trip to the hardware store. I see the amount of garage sales increasing in the communities of N.E.L.A as we enter the spring and summer season. It makes for an adventurous outing that all the family can enjoy.
Should you like to have an idea of what communities to explore than simply ask. I can advise of where to search for a beginner to get in this groove.

Do N.E.L.A Home Sellers Know Their Real Estate?

Realtor Confidence
Okay, so a home seller in Northeast Los Angeles should know what about their real estate?
I emphasize that a home owner preparing to sell rectify and repair things that are noticed in any serious inspection. It just means that today’s buyers are savvy about maintenance issues.
The current research shows that buyers have become very savvy when previewing a home for sale and checking things that sellers may deem irrelevant. I see now see buyers checking water pressure, electrical outlets and window movement just to name a few.
Also, home sellers must realize when a potential buyer sees one first defect, then the search for more is energized. So those loose screws and torn window screens and towel bars that are hanging on by a thread need to be handled.
Kitchens and bathrooms are always primary selling features for a house in every price range. I always detail if a minor remodel in these two areas would bring back a substantial return in the overall picture for an awesome house sale.
Finally, I suggest that the home seller look at the home as a buyer would, realistically. Having items that need fixing, fixed, just supports the listing price and brings forth a better type of home buyer.
I am a local Realtor that knows the desires of buyers and what attracts them to the specific community in N.E.L.A. The diversity and people mix in each community is different. It is a major factor that draws many to the real estate in the Northeast Los Angeles area. I can assist to point out the features that many older period homes need to have addressed to obtain the best price in the house sale. It all adds up to a positive win-win transaction.
I am a Realtor that will state to a home seller the truth in what needs to be looked at for a positive and true sale. Advising a home seller in an honest and upfront manner is an expectation every seller should have of the Realtor chosen.
Thinking of selling??? Then grant me a little of your time and see the value I will bring to you. All discussions are strictly confidential and privacy respected.
