Why Expired Home Listings in Highland Park & Echo Park Have High Numbers

Well expired home listings are always of interest to a local Realtor. Home buyers and home sellers wonder why is this constantly taking place? What makes a listing for a house for sale expire? Is it the price? Is it the marketing? Is it the actions utilized by the Realtor? Is it the market? All of these are great questions.

 

 

The answer, in my opinion as a local Realtor for Northeast Los Angeles is all of the above. It is my mission to service clients that are both home buyers and home sellers in the N.E.L.A area to have a good understanding in this regard. The bottom line is the property did not sell and went to an expired listing.

Let’s take a more detailed look at each category for a clearer understanding that may assist many persons presently active in today’s real estate market. Two communities will be used for this analysis; Highland Park and Echo Park which have high numbers in expired home listings.

Highland Park Expired Home Listings numbered 110 in the past six months.

Echo Park Expired Home Listings numbered 78 in the past six months.

Reasons for Expired Home Listings;

  • Seller motivation is low and not willing to do simple projects to improve best home features.
  • List pricing is not realistic.
  • Curb appeal is poor due to landscape maintenance, trash and paint.
  • Inside of home is full of clutter and dirty.
  • No positive marketing done with pictures, video and floor plan.
  • Neighborhood market is poor and no benefits of the community are highlighted.
  • Access to showing the property is extremely limited.
  • Flexibility to negotiate upon receiving an offer is very limited.
  • Realtor has little desire to invest $$$ into process to get the home sold.
  • Realtor and Home Seller have poor communication.
  • Expired home listing is never adjusted per feedback received.

These are just a few of the factors that bring an expired home listing to the point of frustration and much negativity. Being a local Realtor it is not just the home which is marketed but also the neighborhood which is an integral part of my customized plan. The home seller must be realistic and listen to what the local Realtor has to say and act on advice given for the best sales price to be obtained. A win-win is what my vision incorporates on reviewing the details of every client. Adjustments are made for each situation is different in many ways to accomplish the final goal and objective.
